#1…   Do Most of Your Investing in Our Emerging Markets

Today’s real estate markets are much different than they were just a few years ago.  An emerging market is a real estate market that is taking off, or getting ready to take off because a certain set of market indicators are getting ready to play out in that market.  Many of our country’s markets are very soft right now.  The good news is that not all markets are in that condition.  We do the majority of our real estate investing in the markets that are getting ready to emerge.

#2…   Invest Only In Unique Real Estate

There are certain types of real estate in our country that are particularly unique.  And because of this uniqueness, the property will always be desirable to the retail buyer who will be purchasing it from you down the road.  This makes your exit strategy much faster.  It also gives us the best appreciation rates and profit.  One example of a unique property would be a condo in Times Square with floor to ceiling glass, and a panoramic view of Times Square.  The problem with this type of unique property is the price point is through the roof.  We invest in a different type of unique property…the unique property in the affordable price point range.

#3…   Use an Analytical Set of Strategies to Select Just the Right Properties

One of the biggest mistakes that we see over and over again is the investor with the itchy trigger finger.  There are too many investors who are pulling the trigger too often, and adding mediocre properties to their portfolio.  You build your wealth as a real estate investor by only adding the gems to your portfolio.  You find these gems by using a very specific set of strategies to hand-pick just the right properties for your portfolio.

#4… Focus only on product where the numbers work today
without speculation being required

Even today, after many markets have corrected, we are still seeing too many investors approach their real estate investing from the wrong ‘mental context’.   Real estate investing is the proven long-term wealth builder.  And when you are willing to be involved for the long-haul there is no need to speculate.  You will amass huge real estate wealth while investing from a conservative base of strategies.

sound risk management principles

We have always been very conservative investors who are dedicated to a proven, long-term process.  We ensure safety in our portfolios by utilizing sound risk management principles.  Risk management is a scientific process that methodically mitigates the risk within any type of transaction.  A specific set of risk management practices is especially important for the real estate investor.  Once you have mitigated risks, only the upside remains.
